I don’t know anything first hand about the market, but I looked it up on Airdna.  

On the other hand, there are others who have tried it and it just does not work for them. 

Almost an impossible way to “get started” as you’re going to need full purchase price in cash on hand or a HML willing to instantly fund you. 

That stopped when I stopped using third-party cleaners, but I also started to only leave enough for the stay.I use a small Dawn hand dish liquid that I fill between guests and larger hand soap dispensers in the bath and kitchen that I fill between guests. 

Depending on how hands on I am.

I purchased sub2 a handful of times for fix-and-flip types of situations, where I was in and out of the deal in 3 months.  

I was in a leased building, counting on a hand-shake deal to buy the property in the future.

.: I haven't passed this past legal review so for what its worth: Part of my standard requirements for everyone include income is at least 3X rent, minimum credit score, say 640, Clean record and no evictions as well as deposit is paid in full at signing of lease and 1st month rent is paid in full prior to handing over the keys.

I managed my own Airbnb account for the first 3 months after handing it over to Evolve.
