I think most people go a bit darker on the walls to hide dirt better which necessitates light colored trim.Just don't go white on white... too closely resembles what the French flag should be :)

If you cannot find anything resembling a competent local management company, I would actually pull up VRBO or AirBNB and find a listing closest to you and reach out directly to that owner to ask for some help in find a reliable housekeeper or PM.

One thing I will caution you on is that when listening to podcast to reading books about other areas, those often don't resemble the market here in Sacramento.
