i think the biggest lesson is to never quit, when times are tough and nothing is happening re-group and find out where your going wrong, its like in think and grow rich, a man bought all this gold mining equipment and moved to Cali and he dug for what seemed like forever with out hitting the gold vain, so he sold his stuff to a local junk man for pennies on the dollar and the junk man hired a survey guy and he said dig 3 feet from where the man stopped digging and when the junk man did that he hit the biggest gold vain in history, so any new wholesaler out there reading this, never give up cause you could have stopped 3 feet from gold, NEVER GIVE UP punch through those obstacles and win.

Would have increase my monthly cash flow by $500 per month.But after I took the family to go see the house before I put in the earnest money, my wife told me she did not want the house because it was 200 sf smaller, had a smaller yard and was far from our church.It first I was mad, since I had shown her all the details before I submitted my bids, but at the end of the day If the family was not 100% on board, I was not going to move forward with it.Now I must regroup and come up with a new strategy for my next transaction.Cheers Luis

I suggest you contact @J.Scott (never works for me)Also I'd say you need to regroup and change your concentration of business, and why can't a leasing company hold the license....are they not licensed ?

Did did a bunch of fix and flips, land contracts, rehabbed and kept a number of small (4-6plexes) multiunit residential, some single family rentals, couple commercial buildings, things went south in about 07, split with my partner to try and survive, worked day and night for another year to regroup and survive, the final collapse in 08, worst year of my life in every regard.

Horton, Meritage, Richmond American), unfortunatly too many eggs in one basket, but I've regrouped and things are pretty good right now, still could'nt stop a foreclosure on my primary residence, no work and massive medical bills is a bad combo :violin: .So for now I'm lurking, no more bills, debt free and getting ready for action.

If you aren’t already I would suggest joining some of the local RE groups in NWI...great connections and info can come from those meetings.
