Hi Youssef,I’ve spent some time refining my approach to sourcing quality cold calling lists in the Dallas/Houston markets.

Interview them by phone or during the showing to see if they will meet your basic standards.

Some theming is basic and some is overdone, try to be unique or at least high quality, not a place you want to skimp.

High ceilings, quality built from the factory.

Also setting standards amungst your trades.

Pro formas don't show crime rates, vacancy because of said crime, and overall quality of tenant. 

Personally, I find BTRs to be more predictable with fewer ongoing maintenance issues, and they tend to attract high-quality tenants.
