It was a big deal early on our journey to get that boost. $55k tax free is like $75k pre-tax W2 earnings...we essentially doubled my income that year.

I am looking for recommendations for best financing options.The owner is considering financing it, but until they agree, I am planning as if they will not do so.The local credit union I use, who is very investor friendly, is unable to lend on properties larger than 4 units right now. 

I would just hate to be an owner occ and the next thing I know my neighbors house now has 3 to 5 rooms rented with all the cars and traffic etc..

You just have to deal with lead base paint inspections and random rental inspections now though.

One of the best things you can do right now is educate yourself.
