I know some funds that are liquidating single family to bid into CRE, there's also some funds that are divesting their real estate exposure and putting it more into other cyclical things(like oil & preparing for bitcoin) these are more macro funds not REI funds. 

Looking at the macro-indicators for the state and especially when compared with the surrounding areas - namely CO, AZ, UT... - NM is poised for significant appreciation in the long run. 

I look at Equity Multiple and duration, local market, macro-environment for asset class, supply/demand, GP experience/longevity, and about 50 other things. 

I try not to guess about macro-economics.

I've posted on other threads - i'm not really changing my strategy in response to the macro changes, just accepting less cash flow as long as I get the other benefits.

Outside of real estate, I do other types of investing and consulting, I am a macro strategist with long term time frame.  

Hopefully the Sponsor is being very conservative in their returns and this isn't just a tight spread offering in a macro MF environment that is looking precarious.

The homeowners use the back entrance to their home rather than their front door which is right next to my front door entrance and comes in directly in front of my bedroom which is noisy my front window is where they park their cars so coming and going in front of my  nice big bay window.
