I figured lowest money out of pocket was the best way to go, and in this case FHA would provide the lowest downpayment.

Making money in real estate requires experience and starting with no or little money makes you study harder.As much as most of us probably wished for it, getting started with a lot of money in your pocket is a recipe for disaster: the temptation is to make the deal work by throwing money at it.If you want to go into real estate go with a syndicator with a good track record.

These are deals that people can find on and off market, they just need to be creative on what they can do to the property to make the deal a deal  

Once completed, the goal is to get them rented and then pull money out of each house to build a high performance spec.

Less debt means less money I have to make.
