Have some initial conversations to see who’s responsive, knowledgeable, and investor-friendly.Once you find a good fit, you can focus on building a strong relationship with that one realtor.

It's really your choice if you want to select a home that has already been leased prior to closing or not. 

One needs to have outstanding local market knowledge to underwrite effectively.

An duplex (main floor + basement suite) would be a great choice and you can decide if you will be living at the main floor or the basement.
