If I was the buyer's broker, I would have checked myself to protect my client.If they had, then they would have found out it was not a three family.Its a valid point.In NM, our zoning / city doesn't post # of units publicly, only high density residential or low density.

Plus new folks do a very poor job of screening the buyer for Ability To Repay (ATR) which involves pulling full doc and calculating the borrowers DTI, honest income, honest debt payments, prior debt payment histor (FICO) etc etc.Plus shockingly (or shocking to sellers) if you bought this investment house, fixed it, then are selling with financing you are selling "inventory" and y9ou owe taxes on the gain in the year of sale, you are NOT able to use installment sale to spread out paying taxes.

If you don't know a realtor at the moment, San Antonio's Association of Realtor is nice enough to share their data to the general public through their website: http://realestate.sabor.com/pages/mlsstatsThis is a little bit more labor intensive since you have to input the zipcode and it'll spit out the MLS data, but you can use this data to create your heat map.
