All in all, the data continues to show that Valdosta is an excellent market and is on the trend higher, and we are starting to see other media outlets take notice.

If you provide excellent housing and excellent service it is likely that your turnover rate will be lower resulting in less future vacancy.

At the very least, see if the breakeven approximately matches the PPP.

Multiple people had some bad things to say about the area, but when I moved and realized that it was a low income area with a lot of homeowners, I was motivated to improve the property to match the effort my neighbors have put in. 

I was also told that my driver's license and the property address have to match.

With proper vetting, we have had excellent renters, with minimal wear and tear between tenants.
