Hopefully you can achieve a higher sell off than $7.9M/$220K/door as well because I don't believe this is a feasible project (your $250k sell off doesn't align with your $7.9M sell off either).

Now let's say I find a triplex that covers the 1% rule but combined cash flow from all 3 doors is roughly $150-$200 or would you want to keep it at $150-$200 cash flow per door with the 1% rule applying? 

@Ken M. we live in one, it has an attached unit, but with a door that passes through from both units.

Lastly, check any shared doors or gaps and add door sweeps or weatherstripping to block sound from traveling between the units.
