New roof and gutters, updated vinyl double pane windows, resurfaced parking lot, and upgraded main water line.  

If they pay for the water there is a good chance they will turn it off.

Most MTRs in my market are including wifi, water, electric, etc.

Utilities such as water, sewer, gas, electric, trash, etc (utilities are usually split with tenants, you’ll need to estimate your portion).

@Adam BartomeoGuys the IRS requires the 1099 amount to be equal to the GROSS amount you collected on behalf of the owner, even if you are collecting water bills, etc. from tenants.NOTHING is deducted from the Gross amount,including your PMC fees!
