So the post title says it all.Recent rental inspector said he would require to get a 3rd party licensed HVAC diagnosis out to check out the system.There are other numerous issues at this property as well, but it all boils down to a real lack of consistency in what we are told to do to navigate the rental inspection process. 

Once at the house, the repair person calls me with a diagnosis and estimate, and then I authorize it and the work gets underway.

Pay 20 bucks or so, fill out a web page, and they'll grant you a "diagnosis". 

CRAZY isn't a diagnosis and you are obviously harassing this person and getting a kick out of it. 

They never come in weekend... so I feel it is useless or I can search for better home warranty.When I work without warranty, HVAC guys are not responsible enough...doing wrong diagnosis and need to call them multiple times...and they charge for everytime...Don't know it is better to keep Home warranty or go without them...Advice....
