What type of investment properties do you mainly look at? 

So here I am, ready to get my first deal of that type for 2025!

My plan is to build along the same type of home, but of course with some of my design inputs.I want to get a really solid foundation before any actual building happens and I would truly appreciate any advice that anyone has to offer of some preliminary items I should know and take care of beforehand.

I am having difficulty finding a lender who can match a loan type as the single family seems to be complicating things.

Hey Yinon assuming you're refinancing into a DSCR loan, which is the most common refi loan type for rental properties, it often doesn't require a tenant to be in place.

Depending on what type of investor you are what your goals are you will learn more from the forum than from their bootcamp- which if it only proffers one investment strategy really is not worth the money.  

Make sure your budget accounts for potential unexpected repairs and delays, as these types of properties can sometimes reveal hidden damage during the renovation process.

Are there any lenders or resources out there that can provide DSCR loans or other types of loans that are less than 100K and don't require prior ownership history?
