The biggest time suck is finding tenants.

Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent. 

What’s been your biggest win (or lesson learned) in distressed property investing?

Those are the biggest expense.  

Biggest Lesson: Deals WILL fall apart.

Since my RE financing investor does the incentive of paying for the property, I want to make sure that my business partner is getting a great ROI in profits, so I want to make sure that money is working for the first investor making a deal with me in the smoothest way possible!
