So I have my house that refinanced in 2020 for a 15yr 2.5% rate and we have about 56k equity.

At that time I will get the house cleaned up and list it on the market and when it sells I've agreed to get reimbursed my costs for reinstatement plus any other costs plus a fee for my efforts.

Purchase price: $220,000 Cash invested: $30,000Currently house hacking.

Purchase price: $70,000 This was a 3 bed 1 bath that I paid for.

When a developer can't obtain subsidies for their affordable housing projects, do they just wait until the next round of subsidies availability? 

The property is zoned as a SFR house and likely in a neighborhood of the same.Was the property not appraised by the bank when you got your mortgage?

They live in a semi HCOL area called Torrance (house is in a good zip code 90503).

I would like to get into house hacking another small multifamily as soon as possible.
