The small multi-family market here is tight and at least in Ada county the numbers have been making more sense on SFH than multi.

You could go overboard and put in ADA wheelchair width front door and bathroom door If you wanted to dedicate this unit long term to elderly customers.Just my 2 cents.

Just be sure to check with your county zoning board regarding any additional requirements when increasing the number of beds.For example, you may be required to install a commercial fire suppression system, or you may have to adhere to Americans with Disabilities Act (ADA) standards, which might involve widening all doorways for wheelchair access and providing ramps at all entrances and exits.These costs could easily blow your rehab budget.Also, whatever guidance you get from the county, I'd make sure it was in writing, to prevent misunderstandings in the future!

If the tenant will not grant access, your state certainly has laws on the books that provide the seller with the ability to post a notice in the door and come with law enforcement ad a locksmith to gain access.

Hi Quinton,This may or may not be applicable to you, but if by "unemployed" you mean "on temporary disability, but my job is waiting for me when I get better, and we have an estimated return to work date," than this would be a scenario where ADA trumps ATR and you can still get a traditional mortgage.Fannie guideline on long-term/permanent disability, on social security disability, and on what may be applicable to you: "temporary leave income," which includes short term medical disabilities.For that last one:Just like women/men on maternity/paternity/pregnant leave, a gap between temporarily reduced income due to medical condition, and your normal income, can be made up for using asset depletion.
