My husband actually did this when he became a realtor and the process was very simple.  

What does your Realtor say? 

Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

They will be really happy because they can get into a house with a lower mortgage and you don't have to pay realtor fees.

Unfortunately they aren't very good for finding quality Realtors.

Have you had it evaluated by a Realtor, or are you relying on Zillow or other online algorithms to estimate your property's value?

You can learn to do this independently or get a rockstar REALTOR to lead the way.

Love to keep relator out of it, but may need realtor to find a next deal for me as a duplex up to 4 plex on VA loan/owner occupy.
