Don't make the rookie mistake of overlooking build quality. 

These were financial mistakes we made when we were younger, and unfortunately, they snowballed over time.We currently rent but own a rental property out of state that cash flows $600/month and has about $190,000 in equity.

I want to avoid mistakes as a new landlord so hoping to learn from all of you! 

Is selling now a mistake?

There's a lot of things im unsure of and any small mistake will hurt since things are tight make more friends that have money, see if theyre willing to do the deal with you if you can find a way to make them money without them having to do any work. 

Make no mistake it isn’t quick or especially comfortable but it can definitely be profitable.As for the rent a room thing in most locales I have to wonder if the additional rent is worth the hassles of dealing with the increased time and liability of multiple tenants in one property but that’s a totally different conversation. 

Unfortunately experience means you've made some costly mistakes :-) So, to avoid those costly mistakes, when I take on a new approach in investing, I buddy up with someone that already has experience doing them.

I'm going to start writing weekly logs of my journey as a landlord - successes and mistakes.

To me, it was a huge learning lesson when I made that mistake.

I made the mistake of letting someone get in one of my first units that was a bit off the 3 times, they were great tenants very kind and enjoyed their stay and experience with me, but could not afford it when I increased the rent on them, which is something you will have to do because of rising insurance/tax costs.5.)
