If everything is still a go at that point, spend time on the compliance to make sure there are no deal killers.

@Symone Gordon I certainly wouldn't take offense to being called the GOAT...but I'm not where near that.  

New investors can go at there own pace, build relationships, and get better deals on materials and labor. 

I have decided not to go at the moment.

The problem with one off leases is that if there is a problem you will end up having to pay an attorney to learn that lease.If you want to go at it alone you might also consult with the attorneys at the title company that close your deal.

And when you do replace them, stay away from cheap cabinets with MDF front and stapled drawers, go at least plywood.

It did not require a significant amount of out of classroom time and you can go at your own pace and timing.
