TIAHi Dawn, regarding your occupancy, with in effective dynamic pricing policy, you should still be able to beat the market while weeding out “bad” guests. 

Only other initial question I'll leave here is that I'm looking for REI mentors and hope to find a few on BP willing to share a few gold nuggets to those willing to slog it out in the mines the smart or hard way.

Just curious, when you mentioned other strategies, did you mean strategies such as Air B&B, guest homes, glamping, things of that nature?

But anyone who books that is either going to pay next to nothing to be 25 minutes from all the stuff to do, OR, they will book it for the amenities and probably plan to stay in.Probably 90% of my guests in nashville have booked for location.
