Hey @Alex Deal, I’d recommend QuickBooks—specifically QuickBooks Online—so you’re not limited by Mac or PC and can access it from anywhere (not just your local system).

Years ago, I had a property in Philadelphia with a "professional tenant" (one who knows how to play the system) use the Philly departments and it took us over a year to remove her.

I've never seen any value in being a part of NAR other than the fact that many MLS systems require Agents to affiliate with Local, State, and National Realtor organizations to be able to use the MLS.Now with all of these lawsuits, some of which are about the practice of MLS's "forcing" real estate agents to become Realtors in order to use the MLS, many MLS's are no longer requiring this.

I think a waiting list/having a system in place to fill them will help our vacancy rate.

In my market the systems I have access to i can easily look at recent sales and find out who purchased with cash. 

I am researching using a point rewards system for Pro members, where you get points for every calculator you use, every forum post you respond to, etc.
