REI: Deciding on Location

Good Morning Everyone,

I wanted to make a quick post to get some feedback from active/serious investors. As I get access to more and more deals, I'm learning that location is one of the most important factors in Real Estate. Dependent on strategy, how do you decide what area you want to purchase in? Especially in the lower B and C areas, street by street can make a worlds difference in ROI. The more knowledge I can receive, the better I will be for when I'm ready to start my own REI journey. Thanks.

Investing and managing properties for over 30 years, I can say that keeping to locations that are landlord friendly in regulations can be key! Years ago, I had a property in Philadelphia with a "professional tenant" (one who knows how to play the system) use the Philly departments and it took us over a year to remove her. It became a nightmare! Additionally, understand that when you invest in the lower B and C area's, not only do streets vary from one to another-but one can change rapidly.
