But yes a lot to take in as a new comer in the real estate world but I am willing to soak every bit of information I can, and also I am looking forward to attending with the REIA meetings that's going on in Oahu.

Workers comp is what I'd be most worried about, you need an attorney and a comerical insurance broker. 

If people sell because they are scared of the next bubble that's fine by me, they can come rent one of my houses because everyone has to live somewhere. 

I like @Karen Margrave 's idea of a meetup for new comers like us.

If you do find a new comer but is willing tell them what they need to find or look for, you never know they just might find a homerun.We all started some where.

smart move imo.Complex was built in the late 90's; seller is replacing 10hvac, water heaters at our request.as to lender questions... the sellers are up and comers and the local bank has stated they will allow the seller 2nd because they want to earn more of their business.re: water..
