I’m a little newer but I believe some say 50% of your rental income should be saved or used for maintenance.Either way I think you have champagne problems.I think you can build equity by keeping the property but I would consider moving to a different market if it’s a tax free move.

I nearly had a drinking problem.In fact I remember 1929 Ports for about $1 a 6oz glass & French Champagne ran about $3.50 a bottle plus our dining room meals were basically free.

Granted, I have one local rental unit so it wouldn't be something I do at scale, but the thought was that perhaps they would remember the (cheap-ish) bottle of champagne before calling me on a weeknight for something simple like a light bulb swap.

It doesn't have to be overly expensive (chandelier, fawcett, wine rack or cooler, etc) - but sometthing that will appeal to a buyer with champagne tastes and a beer budget.
