Too bad as they were outstanding tenants in every way (their unit appeared owner occupied nice, rent always on time, easy to deal with). 2nd was married couple with a trans female and birth female.  

I have been talking to a lot of realtors, but I'm curious if there any active Filipino or Asian investors in this group.

I decided on cheaper female and her partner. 

If your market is predominately male buyers, I'd consider the man cave, but my market is predominately female so I wouldn't consider it.

you have one Asian family  one pacific islander family one black family one indigenous people family one Hispanic family and one white family. 

In most Asian cities people move to outskirts of the city simply because of population growth alone while regulation is the most liberal.
