I would factor this in versus any possible taxes on selling the rentals.

A tenant just called asking to have changes made to some of the property's electrical outlets (they are the old 2-pronge outlets, versus the modern 3-pronge type). 

Allow them yo contact you versus you chancing them down.

If you're planning on solely using your licenses to save a bit of money on your own deals, I'd recommend finding a brokerage that has a higher commission split (how much money you get versus what the office gets per transaction) and working with them. 

An fha loan will get you into the home with a slightly lower minimum down payment. 3.5% versus conventional minimum of 5%.

It is a short sighted proposal of immediate tax dollars versus long term growth of the real estate industry.
