Is allowing MLS access allowed within MLS rules? 

SARs filed pursuant to the regulations go into a database that is accessible to regulatory agencies and law enforcement on the federal, state and local levels.

I am not a huge fan of garden apartments but this building is built out to have a legal basement with very good access and ceiling height so hate to waste that value add if we can contest or file a few documents and get a legal 4th unit.  

You will find it is pretty accessible.

I'm currently in the process of purchasing a vacant lot from a family member.The lot is located in a residential area with access to power.

I'm in Savannah 2-4 times a year and lunch, beers, and/or golf on me if you can send good people my way.I have a person in Savannah to coordinate scheduling and access to the house.

If she is working for a well-known and large broker as you say then they should have access to software that finds expired and FSBO's without much effort.

If you are reputable, you have access to your bank statement electronically... it is no big deal to export or "print & scan" a statement that fulfills the requirement.

We have access to properties in MD, FL, GA and other states.
