I'm looking into a property right on the Oconto River, 30 minutes north of Green Bay (I'd assume Packers games would bring in some STR activity as well).There are a handful of STR's in this small town, and the state regulations seem to favor STR's to promote tourism and travel.

Will you use a property manager while you are traveling?   

That is something I did that really helped my confidence when looking at properties.

Not a huge price difference btw 4 and 5 ton and and it is 3 stories where heat will travel up.

I plan on talking to local banks to see what I prequalify for this week.I haven't done enough research in all areas to say confidently, but I'm looking into places in Westchesterlike Mt.

However, as long as you calculate your NOI you can be confident to know how much you can pay and where the appraisal will come back at. 

Our STR income still has not reached 2019 levels.My belief is that unless you are very confident at getting a coveted STR permit that it may not be worth attempting the STR route.  

I'd have more confidence in the future value, and in the meantime I'd save on maintenance and repairs.
