Charlotte's growth can be a double-edged sword to wholesalers who aren't prepared for the quick changes we see in neighborhood transition and strong rental increases.Wholesaling should be a short term strategy as you move into other investing strategies (which will still include wholesaling to some extent).

The income approach is more common in larger and commercial MF appraisals, but I have seen appraisals use the income approach to further support the appraised value *especially* when the market is so transitional as to offer few comps (gutted, rehabbed 1940 duplex across from shanty around corner from 6 new townhouses across street from well-maintained but not really updated brick duplex...next door to church, and so on).

Developmental cost is curtailed, land cost is divided over multiple structures, and you can always set a ratio on selling some and keeping some since you are dictating the quality of the housing in the neighborhood a few houses at a time.Another idea is going into an area in transition with other investors of the need be, and buying up, rehabbing, or demolishing and building anew.

Employment in South Lake Union spiked from 24,550 workers to 35,900 from 2009-14, while the population rose from 4,180 to 5,341 people.Until transit concerns are solved for delivering a 30,000, I'm sorry 30k + the new 3-4k coming online so lets just say, 35k people every day to one of the most remote (transit-ly speaking) to their office people are going to want to live closer.
