The first recreational pot stores are opening now and that is going to be my policy approach for this development.Times are a changin' and over half the people in the US support legal pot: http://www.gallup.com/poll/186260/back-legal-marij...My two cents is that you actually want them out back (outside) and not hiding in the closet or bathroom lighting up where you can get more odor, smoke or burn mark issues.The leopard seldom changes their spots, so channeling the behavior outside is probably more feasible than trying to police it or end it.Otherwise, the unintended consequence may be they will just smoke covertly inside and maybe damage your unit.I would not make a huge deal out of this for an otherwise good tenant.

A quick pay off will reduce the future capital lost to interest, unlock the portion of your monthly income that was previously used to service this debt, decrease the risk lenders perceive in lending to you, and decrease the consequences you may face when you end up with a bad deal (those are part of the game and there is really no avoiding them).

Another option, in between is that of a syndication, which could be considered a non publicly traded REIT.  

Are you trying to grow your $50k to trade up into larger deals? 

Doubtful however you can convince tenants to pay above market as a trade off for lower utilities.

No one likes to be re-traded and have the buyer drop the price after getting an offer accepted by you, but in this competitive market it's the reality.

. ;-) Ah, but I digress, Besides, most people you buy from will think you are taking advantage of them or will suffer consequence from you if things go wrong.
