Ask them what needs to be repaired, when was the last time the kitchen was updated, when was the last time the bathrooms were updated, how old is the roof, does the house need paint.

I think the dreamer / hobby-business aspect helps: Most people pick RS for certain reasons & entry/exit can be (rather) fluid-- it's not like most of us picked this major in college, and feel trapped in a system as a professional we didn't understand as a teen-ager.

My model does include an annual maintenance amount and a big ticket amount (capex ie roof) and finally some utilities (I like to pay the water bill and lawn maintenance so the exterior always looks decent).
