Hats off to you that you have found properties that are mapped into the high risk but shouldn't be, on the flip side I see many properties that should be in high-risk flood zones but are mapped out because of political pressures (most of Houston, most of Sacramento, most of Virginia Beach, and New Orleans), if you are buying properties in these areas really consider the risk whether or not the requirement because property is in a high-risk flood zone.

We've had the same tenants in there for 5 years, they pay on time and take good care of the place (they planted flower beds, had a fence built and rented a pressure washer to clean the exterior, with our permission of course).

At the very least you need to gauge if your rehab estimates match up with reality (they could be better or worse) and if what you think your can get for rent matches up with post-rehab reality (again, it could be better or worse).

The bona fide purchaser for value is a "new" wholesaler who just might cave under the pressure and screw everything up for everybody including OP.
