regardless, any new or changes to the roof, walls, windows, and exterior doors of homes requires a structural engineer or architect to calculate the wind loads & sign & seal the drawings. your GC should recommend some architects and engineers so you can get additional design fee proposals for comparison.p.s.

What the exterior look like and how were the mechanicals?

she has owned the property since 2001 and the property has an attractive exterior and freshly painted interior featuring hardwoods and ceiling fans in all rooms.

I'll update as we go.Exterior: Replace roof, repair exterior siding/trim and paint, replace front stairs, replace front porch railing, repair front porch deck and replace garage door (and trim those bushes so the front porch isn't hidden).  

Also is there a way to tell how many retail sales are expiring, getting leased out as opposed to being sold, or foreclosed on because they can't sell?

I think sometimes people think that wholesalers are marketing properties for others, as opposed to marketing the property for yourself.

As you can tell there is a considerable difference as we thought our home would have a darker exterior color.

The ones I put up came with 2X6 exterior walls & R19 in the walls & low glass everywhere standard.

Working on my 2nd rental and it takes me a while to pick out exterior house colors too.
