I'd also recommend dumping the garages there's almost a total loss on that unless you are putting units above them on a dense infill lot for additional units it's not worth the cost of construction. build cost is pretty high for your market for three story suburban walk ups. we could never build at that price and make any money. suburban sells for 160k a door in our market with land. get on yardi make sure you Arne't going to lose money on it.

Additionally, I've thought about going in on some properties and flipping with other people that I know have a track record of working on multi-family homes.About me:- I'm 19 years old.- Make about $65,000 a year before taxes (confident I will be making six figures in the next 2-3 years).- I work anywhere from 50-60 hours a week (I work in video production).- I would have roughly 35-40 hours a week available to dedicate to progressing my real estate journey.For me, the big appeal of being an investor in syndication deals is that it is not as time intensive as other real estate ventures, so I can focus more time into progressing my career in video production and growing my income there.

It ended up costing us $50,000 in additional expenses across 25 windows because once we changed the windows, we had to bring the framing around the windows up to 2023 code - which required removing the already installed windows and reframing each window down to how the studs were strapped with metal straps down at the floor.
