How much you want to "bet" on you being able to do that is up to you.What I would do in your shoes is look at the current (open) unit and ask yourself what it might cost to "spruce up" something with that layout, square feet, etc.

What I look for are ease of conversion (you can get a sense of the layout by walking the property), size of lot (surprisingly it doesn’t have to be massive if the layout is right), and easements (things like power line, telephone pole, etc where others have the right to use your land).
