How many showing generates a qualified tenant

I know the answer is the lengendary "it depends"......

Here is my story. First time landlord with first single family rental.

I held an open house last Saturday and had 8 parties looked at the house. 3 are quite serious (at least I think so as they spent quite some time to check out everything).

Got one incomplete application the same day. They said will send me copy of pay stubs one Monday. But today they told me they've changed their mind for some family issues (don't know exactly why).

I have big, clear pictures in my listing. I even have a video tour so that the potential tenants should have a good idea of the layout of the house.

I do pre-screening with emails. I let them know my requirements (no smoking, 3x income, no eviction, etc.) once they show interests in my house. This screens out at least 60%, they never reply back. So I assume who shows up for the showing are "pre-qualified".

Now, back to my question: how many "pre-qualified" showings will generate a qualified tenat?

Honestly every market is different. Overall when priced right it goes very quickly. On my two "expensive" rentals and one lower $1145, $1600 and $1700 first person took it (they were qualified). I do it myself and list it on craigslist, and zillow. On one of the houses i had two back-ups withkn 36 hours. The only time I had to show it to mutiple people when it was on the high end or off season (non may-aug)
