I am in a similar position as you, I’m 19 and not receiving BAH, but I will be closing on my first deal (a 5bdr SFH) in less than 2 weeks (knock on wood) if you have a lot in reserves, find a house hack where you live for free and possibly Cashflow and are committed to growing as a real estate investor I don’t see why you can’t use your VA loan and to get into another property.

Keep looking elsewhere on your street, do some door knocking.

Sometimes you have to put in the work to find something off market, whether from door knocking, putting a flyer on run down houses or a wholesaler.  

Start marketing to them via cold call/door knock/direct mail.

We found that gem by knocking on neighbors doors inquiring about the other.

Also, knocking on doors (aka "driving for dollars") is an outdated way of doing this and honestly isn't worth your time.

I don't think you would consider her an investment focused agent but she was still amazing to deal with and knocked this out the park.

Knock on wood but I've only had to evict one tenant!
