You need to be consistent and send large quantities to be successful.

There are a lot of wholesalers around, but I don't know of that many that are consistent.

However where I am, that's only slightly more than my monthly real estate taxes.I have a SFH here in Long Island that I rent out.  

I have over 900 people on my buyers list for wholesaling purposes, but I only sell properties to like 4-5 people consistently.

This building consist of 4 one bedroom apartments that are currently being rented below market value (approximately $950 per unit).

This group is going to consist of professionals from a wide range of industries (attorneys, accountants, health and wellness, insurance agents, bakers, bankers, caterers, contractors, etc.).

I started skip tracing my entire list to gauge  motivation before i mail sometimes im able to find the motivated sellers that way instead of spending thousands on direct mail consistently.

I was born on the island and currently own rental property there now. 

The only advantage would be the Option Fee and the consistent income regardless of performance and not being responsible for maintenance costs.I think that you will have better luck finding motivated home owners who need some quick cash and will sign a lease with option to buy at a low enough price to put you in the middle.
