Also, follow all rules, don't turn off any utilities, don't change locks, do not go into the apartment without notice, etc. because then you will take all the heat for breaking the laws not him.

I have a 2 Unit property that can be converted in to a 3 Unit the 2 Units are Occupied on the 2nd and 3rd floor I will need to gut out the first floor and do a rehab I will also want to split the Heating Systems.Is it reasonable to expect to do it with tenants occupied or not.

talk to the park manager up front , sometimes they get a little heated about these deals going on without their knowledge and you could get title for it only to find yourself being evicted day one (and tyhose things arent cheap to move) , more than likely they wont care.Do you know how to inspect the thing for damages and price out repair costs?

If it stops working and air conditioning or heating is critical, then an emergency repair is more expensive.
