Unless you've got some crazy deep sewer lines or solid rock overtop of it, you should be able to find someone with a small excavator that can dig and fill that trench in a day. $125/hr should cover the dig.

Take your past experiences find some lenders get pre qualified ( just like anyone buying a home to live in would do) then put your deals together.if you buying a 23k home and putting say 30k into it and making 40k on it.. that is rock star territory...
