(The noise is pretty bad from upstairs honestly but partially due to the person being very large too...a 120 lb woman moving in there I bet it would be non-existent.

The 9-5 grind just isn't for me!

My office is on the first floor - this conference room is on the 3rd floor and used by the entire office building.I've used it before for casual meetings and it's great since there won't ever be a seating issue or any noise issues like a public establishment could have - plus there won't be any business owners "expecting" us to buy food or drinks while we are using their conference room.If anything, we can try it out once and if we don't like it - no biggie and we can go somewhere else.Friday for me before 2 pm are good.

Learning the basics would the first step and trying to what we call "quiet the noise".

I think that's wonderful when it happens, but I never want to assume appreciation because that's one way to get in trouble in real estate, as many did in 2004-2006.)Again, I certainly think it's possible to retire on rental income, but it's a grind, working up to the required number of units, and you'll need to learn some lessons along the way (many the hard way) to reach that level of sophistication.

You could purchase one or two of these and be financially free and not have to grind it out in flipping, property management or single unit transactions at a time.  

Grind, grind, grind.

Take these to Starbucks where its loud, open the book and bingo no crowd noise.   

My fear is their dog will make it more difficult to rent the smaller unit due to noise issues etc.
