Purchasing First Multi Family but wanting a tenant out

Hey guys, 

I have my first multi unit home under contract its a 2/1 and  a 1/1 units. The 1/1 side if fully renovated and ready to be rented while the second unit needs remodeling. The sellers from some reason renewed the lease on the 2 bed unit right before going to market and its stuck in a lease till next june. I really want to renovate that unit as im losing 3-400 in rental potential by being outdated for the area. My  question is what are my options here. 
Location is Indiana 

The tenants have a dog and bird in the unit even though the lease explicitly states no pets and there is no addendum allowing an exception for there animals. My fear is their dog will make it more difficult to rent the smaller unit due to noise issues etc. 

Any tips or advice would be greatly appreciated!

@Ali Hashemi Re the legality issue--I'm fairly sure that in buying real property you are agreeing to honor any standing contracts, covenants, etc. that already apply to said real property. The new owner must honor the terms of the lease. That said, if they are violating the lease as @David Gonzalez said by having pets even though the lease explicitly states "no pets" then you have options. However, those options are best discussed in person, with a lawyer who knows your specific state and landlord-tenant laws.
