Be conservative.In my experience, about 50% of tenant buyers exercise but again that is something you can raise or lower based on your personal criteria for filling them.

The first amendment only prohibits the Congress from "censoring" your speech although the Supreme Court has interpreted it as also applying to the Executive and Judicial branches.Even though the first amendent gives you the right to free speech, there are laws which limit how you exercise your right.

I put an ad in the paper and put out my signs and get a tenant buyer who gives me 7100 down in non refundable option consideration (about 3.5%) and has an exercise price of 199k and a payment of 1699mo with no rent credits in this case.
