We purchased a used mobile home, had it moved to the site, renovated it, and rented it in September of 2014.

This past weekend I put out 5 bandit signs(limited mobility or would be more) :). 1 possible lead.

Recently graduated, I am Mobile Platforms Software Engineer already looking to make a career advancement into Real Estate investing.I have already found a great mentor that is a contractor and has done a lot of flips, and a real estate agent with just as much experience to work with!

I have sold residential homes on land contract for seller financing but are not for sure if I would do a similar contract for a mobile home for documentation that they  would receive title at the balloon payment and to make sure any repairs are their responsibilities?

Where you can use them, bandit signs will generate a lower cost per call than direct mail, AdWords, or door hangers.One issue - with any outdoor signage including billboards - is you never know who's going to call - so plan on talking to people with no equity, upside down, mobile homes, whatever.  

Full time investing will be several years away and I can make necessary changes to my IRA when that time comes.I am on information overload as I dedicate time daily to educating myself.

Could you even go to an automotive detailing shop and have your entire car wrapped as a large mobile advertisement? 

I am very greatful for my dedicated team members who work really hard on these properties with me.
