The entire boiler is not replaced, just the part that burns the fuel.

I hate them and burn them out of trees when I find them because they can do major damage to the trees.

Real estate is a local business, and there are many many stories of people getting burned when they tried to do it remotely.  

My reno strategy was literally I can get this at lowes and have a handyman do this and handyman do that I can paint this and I can paint that.... 2 months later at 2 interest payments later and a fat bill from my not-so handy handyman...

Goals are great, but sometimes you get burned if a home run opportunity pops up but you are too spread out with so-so deals.

Stove use ceramic type cause they will keep burning the coils all the time. 

Its really not that hard and with a tiny bit of effort you will be dialed before you burn through the $75.00 (if you work on being highly targeted).
