In many cities I think the rents vary from block to block so the estimate may not be right for you.

If you're not familiar with the area you can buy a shack in the ghetto and pay as if it was a nice house in the nicest Baltimore neighborhood - only because it's only 2 blocks away from this nice area.

david, it depends on the city, local economy, vacany rate, and in some cases which parts of town...i have a 2 bedroom house rented for 375...bought it for 10k, so i'm fine with 375 for now...2 blocks over i own a 4 unit that each apartment is rented for 450...go figure...one block is not as desirable as the other

The exact same house paln in similar condition can vary by 20% or more just because of a school district or the name of the subdivision and could be 4 blocks away!

All and all, the property I manage had 16 skylights that were damaged (hail went right through them) and a tree that was hit by lightning that had to be removed early this morning since it was blocking a major exit.
