The numbers look good to me. But I'm still new to wholesaling and I don't have the confidence I would have after doing MANY deals like some of you.

...so I'm looking for feedback...

Located on a decent street within a 1/4 mile of a main road that runs through the city, restaurants, businesses, and public transportation.

Estimated repairs are $7,500 to be rent-ready! Last tenant paid $900/month in December, 2010.
Large Fenced Yard, Mature Landscaping, Oak Trees, Covered Patio/Porch.

Assuming, ofcourse, all of my info is accurate, what's the max an investor/landlord might want to pay?
