Have a strong lease with open, honest expectations.

Go to a couple of "Opens" houses for sale in the neighborhood and see what level of finish you are competing against.

Also, with vertical blinds a lot of tenants don’t understand that the blinds need to be in the open position first before bringing the whole stack to one side.
