Are any of the marketing expenses that are used to acquire the property deductible from the long-term entity?

I will NEVER acquire a sitting tenant they are malevolent.

Any suggestions to acquire financing ? 

I just started looking into acquiring turnkey properties in the Nashville area myself. 

I have the opportunity to acquire 1-3 BRRRR-worthy sf homes, but am cautious because of the potential for the Refi to tank if we see a dip. 

I am 100% house-hacking my first property whenever I acquire it and hope it to be this specific one.

My main concession would be the cost to remediate mold issues.

The cash and the note would then have to be used somehow to acquire replacement property within the 180 calendar day exchange period. 

Have a great point about the details and photos of the listing, which in my experience can be a big factor.I've acquired a few properties that were on the MLS in the past couple of months (Fixer-uppers in Northern NJ in this crazy market) for quite a decent price, to say the least, all through leveraging poorly listed listings (I.E. one was a 2 Fam in Newark categorized as Lot/Land on the MLS) which translated to fewer offers to compete with.
